4. Holding Deposits

  • When submitting a holding deposit to reserve a property or room, you acknowledge and agree to the following terms:

    The holding deposit will be deducted from the first rent payment upon successful completion of referencing checks and signing of the tenancy agreement.

    The holding deposit may be retained by Infinitus Delta Sales & Letting Limited in accordance with the Tenant Fees Act 2019 if:

    • You provide false, inaccurate or misleading information during the application or referencing process, including failing to disclose adverse credit history, CCJs, rent arrears, or other relevant financial information.

    • You fail a Right to Rent check.

    • You withdraw from the tenancy application after the holding deposit has been paid.

    • You fail to take reasonable steps to enter into the tenancy agreement within the agreed timeframe.

    By submitting an application, you confirm that all information provided is truthful, accurate and complete to the best of your knowledge.
